Issue 1

Welcome to the first issue of our quarterly
e-newsletter, a new venture for 2009!

2008 was a landmark year for LPP. We celebrated our 5th birthday in December and moved to new, larger offices, continuing to be centrally located in Covent Garden.

This newsletter takes a brief look back at 2008 to highlight the broad range of development projects we have delivered for our clients.

Our next newsletter will look at some of the key planning issues we face in 2009 and some interesting examples of the types of project we have done that have dealt with these issues head on.

NEW HOUSING
Warwick Road, Kensington

We have dealt with many major residential projects and in 2008  we secured permission for the development of this site in Kensington to provide a high density residential scheme of over 150 new units with Northacre Plc and BT.  The permission was achieved at a local level within 3 months following the agreement of an indicative Masterplan for the wider area and included a 17 storey tower, three new residential buildings and a section of public park that will eventually form part of a larger park with the development of the surrounding sites.

NEW OFFICES
Grafton Street and Bruton Lane

We continue to be involved in projects for new commercial floorspace. At the beginning of the year, we achieved a planning permission for two new office buildings in Mayfair to provide high quality floorspace for O+H Properties. At the rear, the scheme was accompanied by new flats in an 11 storey building and significant public realm improvements and pedestrian links. The proposals were welcomed by the Council as an enhancement to the Conservation Area and for providing regeneration to a backwater in Mayfair.

CAFE CULTURE
Harrods

We successfully achieved planning permission and a highways licence for Harrods to create the largest pavement café (100 seats and 25 tables) ever permitted in the Royal Borough. The pavement café involved extending out the pavement by several metres on the corner of Hans Road and Basil Street. The café has become an important added attraction to shoppers at London’s premier store.

STUDENT LIFE
University of Luton

Working with Liberty Living, permission was recently secured for 850 new student housing units in 4 new buildings reaching up to 11 storeys. Working closely with senior officers, permission was obtained quickly at a local level allowing development to start this year and be completed in time for the September 2010 student intake.

GOING UP!
Lowndes Square

With space in London at a premium, 2008 saw a surge in the demand for basements and additional storeys to properties throughout the capital.  We have successfully delivered planning permissions for all manner of underground and overground extensions, but this additional storey in Lowndes Square provided some of the most valuable residential space to date creating a new 420sqm luxury apartment.  We obtained permission by successfully overturning on appeal a refusal of planning permission for 6th floor rear extensions and the new storey on this large mansion block in the Conservation Area.
